LOCATIONWe operate on Spain,s Costa Blanca between the beautiful cities of Alicante and Murcia where the coastal and inland areas here are extremely sought after by ex-patriots. There are numerous properties of all shapes and sizes here and in all types of settings, coastal, rural and mountain areas, but all of them are within reach of modern shopping malls, entertainment areas and all the required facilities that make for comfortable living in this beautiful country. LEGAL It is of the utmost importance that once you embark on the process of purchasing a property in Spain that you employ the services of a lawyer. There are many very good Spanish law firms here and most of them employ multi lingual solicitors. Because of the complexity of the Spanish legal system it is strongly recommended that you use the services of a Spanish law firm to avoid any misunderstanding during the process, and we are able to find a suitable company to serve you, whatever your language. They will deal with all the necessary taxes you will be required to pay. N.I.E./ RESIDENCIA It is a requirement in Spain that you have a National Identification Number, (N.I.E) to own property in Spain, this is so that the powers that be are aware of your interests here. This is not difficult to attain, just a matter of filling in a form with a minimum of detail and presenting it and yourself to the appropriate local authority. The Residencia system has been changed recently and would be explained in detail on request. BANKING Because most of the bills which you will need to pay for the upkeep of your property are paid through a bank, it is important that you have a Spanish bank account. There are some excellent banking facilities in Spain and we will be delighted to assist you in the selection of a suitable bank with which your appointed lawyer/fiscal representative can set up the required Direct Payment systems. It is wise to remember that when purchasing property in Spain that fees and taxes arising from the purchase, add a further7% 8% to the price of the property so do not misunderstand it when your property appears to cost more than the original price advertised. You are not being overcharged. MORTGAGES In the event that you require a mortgage to purchase your property, there are many banks here who are more than happy to arrange it for you. The system here is not as complex nor as long drawn out as it is in the UK. Also the mortgage rates here are very favourable. MEDICAL Spain,s medical facilities are excellent but unfortunately they do not have a blanket NHS as in the UK so it is advisable that should you be coming here to live, you provide yourself with adequate health insurance cover. The exception is of course Senior Citizens who take out residencia if and when they retire to Spain. There are problems of course, but mainly because of the language difference, although a good majority of Medical staff do speak some English. It is as well to remember that " all Spanish speak English" is not true. INSURANCE Insurance is as everywhere else a wise move, so it is advisable to consider this, particularly health, and home and contents insurance. This can be arranged for you through your appointed legal representative. RENTAL We are now able to offer a rental service but for medium to long term only. Please contact us for details. EDUCATION Spain,s education system is first class, so if you are concerned about the standard of education your children would get, should, as a young family, you came here to live, then have no worries on that point. We are committed to making the purchase of your property as painless and problem free as we can. We will take you by the hand and steer you in the right direction every step of the way. Remember that we have already followed this path and actually purchased property in Spain, there are a great many agents here who have only sold property in Spain,...there is a big difference. The days when you could buy a property " from a bloke in a bar" never existed, but unfortunately there are still people who believe it, don,t you believe it, take proper advice when you buy. FOOD FOR THOUGHT!! The charges and fees you will be required to pay over and above the stated price of your property should not exceed 7.5 to 8%. If they do.......... ASK THEM WHY AND ALSO TO JUSTIFY THEM !! IMPORTANT It is important for you as a potential purchaser, that you have the facility to be able to access funds here in Spain, as once you have made your decision, it is advisable, and in most cases expected, that a deposit is paid pending the completion of the sale. This is for two reasons. Firstly to protect YOUR interests in the property, and secure it for you, and secondly to protect the interests of the Vendor so that they do not remove it from the market unnecessarily, and lose other potential purchasers. British bank cheques should be avoided if possible because of the time element involved. As the property you are purchasing is situated in Spain and the currency in Spain is the Euro, the price you will pay for your property is the price advertised in EUROS unless there is any negotiations with the vendor with regard to a reduction in the price, regardless of any fluctuation in the exchange rate of the GBP. This is to avoid any and all confusion as to the price of the property. Do not forget that there is a further 7. to 8% to be added to the price to cover all legal fees.
